This house at 57 Lloyd Ave in Mt Albert’s “golden triangle” drew good interest and sold well for $2.05m (against a capital value of $2.2m).
A look at auction results for Auckland’s biggest real estate company illustrates the residential slow-down. But some Mt Albert houses are still selling well at good prices.
Barfoot and Thompson’s results for late March showed 102 lots across Auckland, with just 23 selling under the hammer – a success rate on the day of around 22 per cent, though many would have sold subsequently. A year or two ago, the figure would have been more like 80 per cent.
In Mt Albert, as elsewhere in the city, prices have tailed off as demand has slipped back. Auction success rates have pulled back and more homes are being sold with a listed price or by negotiation – taking the panic-buying element out of the market.
But well-presented homes in good school zones remain in demand and, with realistic vendors, are selling.
It’s now nine months since the triennial capital values were set and individual results show that no property owners should be relying on them for an accurate guide to current price; they are an automated sight-unseen assessment for rating purposes. Of the 18 local sales featured in this report, 14 sold above CV.
